  • Commercial lease disputes, damage or repair claims, tenant rights, and landlord remedies

  • Residential lease disputes, including evictions, lockouts, repair disputes, and security deposit claims

  • Judicial and non-judicial foreclosure

  • Development joint venture disputes

  • Contractor payment disputes, including the placement and removal of liens, prompt payment claims, and Trust Fund Act violations

  • Purchase contract disputes; failure to close

  • Seller-financing problems

  • Boundary disputes, fence issues, trespass, and adverse possession

  • Easement negotiations and eminent domain proceedings (condemnation)

  • Restrictive covenant enforcement or defense

  • Title disputes and title insurance claims

  • Closing/title agent malpractice

  • Surveyor errors

Mr. Denton has extensive experience in easement negotiations, compensation disputes, right-of-access issues, and eminent domain litigation. He has represented subdivision developers, business owners, and individual landowners whose property has been targeted for condemnation or acquisition by condemning authorities. Uniquely, Mr. Denton brings to bear for his landowner clients five years of experience on the “taking” side in which he handled multi-tract right-of-way acquisition projects for pipeline companies, utilities, and governmental bodies all the way from easement negotiations to injunction and special commissioners’ hearings to trying cases to verdict.

David Denton is passionate about real estate. A developer, landlord, and real estate investor himself, Mr. Denton understands the complexities in creating and sustaining value in your real estate project. For that reason, he counsels developers, property owners, landlords, tenants, and real estate professionals in the sale, development, leasing and financing of commercial and residential real estate.
